Screening Criteria

Application

  1. Each person over the age of 18 who will be residing in the home must submit a separate application and a non-refundable processing fee of $20.00.
  2. Complete and accurate applications are required for processing. Incomplete applications will not be considered.
  3. Submission of false information will result in immediate disqualification.
  4. The application process typically takes 1-3 days.
  5. Along with the application, each applicant must upload a valid photo identification and proof of income.
  6. The application process includes verification of employment, contacting current and previous landlords, checking personal and professional references, and reviewing consumer reports when necessary. Applicants have the right to receive a free copy of the consumer report and dispute any inaccuracies.


Lease and Deposit

  1. Approved applicants will be provided with a lease agreement for review and signature within 48 hours.
  2. At lease signing, payment for the first month's rent and a security deposit is due.
  3. Payments can be made electronically through the resident portal via e-check or credit/debit card.
  4. If lease signing and move-in date are within 7 days, certified funds are required for all necessary payments.
  5. Failure to sign the lease and make payment within 48 hours will result in the home being offered to the next qualified applicant.

Move In

  1. Before occupancy, the prospective resident must provide all required move-in funds, including the security deposit and first month's rent.
  2. Prospective residents must transfer all resident-paid utilities into their name.
  3. Proof of renters' insurance with Double Diamond Property Management LLC listed as an additional insured is required.
  4. A lease agreement must be executed and signed by all parties, including co-signers if necessary.

Standards of Qualification

  1. Applicants must meet minimum screening standards to be approved.
  2. Applicants must provide current photo identification and a valid social security number.
  3. Monthly household income must exceed three times the rent and be verifiable.
  4. Positive references from all previous landlords for the past 5 years are required.
  5. Applicants must demonstrate responsible financial behavior, including a minimum credit score of 600 and a background check showing a pattern of responsibility.
  6. Applicants must be non-smokers.
  7. If these standards are not met, a co-signer (Guarantor) may be required.
  8. Co-signers must also exhibit responsible financial behavior with a minimum credit score of 600 and a monthly household income exceeding five times the rent.
  9. If applying with a roommate, each applicant may have a co-signer.

Pet Policy

  1. Pets are allowed at some buildings!  Please see specific property to confirm. An animal addendum is required with the lease documents.
  2. Vet records and a photo of the pet must be uploaded with the application.
  3. For Emotional Support Animals (ESAs), appropriate documentation must be provided.
  4. Monthly pet rent applies: 
  5. Dogs, Cats, and Rabbits: $40.00 (1 Pet), $75.00 (2 Pets)
  6. Other Pets: To be determined upon assessment.
  7. A maximum of 2 pets is allowed per home.
